Tain showroom and warehouse sale flagged at Travis Perkins site
AN Easter Ross trade counter investment opportunity is being flagged as a potential beneficiary of the Cromarty Firth’s freeport status.
A detached warehouse and showroom building in an industrial estate in Tain, occupied by timber and builders’ merchant Travis Perkins, is on the market for offers over £575,000. The builders’ merchant has a lease until 2029 and the buyer will benefit from that, the selling agent states.
Shepherd chartered surveyors describes Scotland’s oldest royal burgh, Tain, as a thriving town serving as a key hub for the surrounding rural communities. With bus and rail services, including a railway station on the Far North Line, the areas boasts “excellent connectivity to Wick, Thurso and Inverness”, according to the selling agent.

The warehouse and showroom are set within a secure and gated yard with car parking.
The property is located on the north side of Shore Road, half a mile northwest of Tain town centre. It has access to the main A9 via the B9174 road and surrounding properties are predominantly in similar commercial use, with a Tesco supermarket a short distance away.
The main warehouse is of steel portal frame construction.
The site extends to 1.05 acres and is accessed directly off Shore Road. It has car parking bays adjacent to the showroom entrance. The yard provides open storage space around the building. The overall site is bound by steel fencing.
Neil Calder, partner at Shepherd Chartered Surveyors, said: “Tain enjoys a prime position relative to the Inverness and Cromarty Firth Green Freeport. The freeport includes key strategic sites such as Nigg Energy Park (9 miles away) and the Port of Cromarty Firth in Invergordon (12 miles away).
“These locations are at the forefront of Scotland’s transition to renewable energy, supporting offshore wind projects, hydrogen production, sustainable manufacturing, and oil and gas decommissioning.
“The freeport is expected to generate thousands of jobs, establish the Highlands as a global hub for green energy, and drive long-term economic growth.
“Tain has historically played a significant role in the local economy, primarily through its association with the internationally renowned Glenmorangie Distillery, a cornerstone of the Scotch whisky industry and one of the town’s major employers.
“The surrounding area also supports a thriving agricultural and forestry sector, reflecting the region’s rural heritage and resources.”
The property is leased to Travis Perkins (Properties) until 2029 at a passing rent of £52,500 per annum. There are no further rent reviews. It is for sale with the benefit of the existing lease.
Offers over £575,000, are invited. Interested parties are invited to contact the selling agent for details.
